Replacing Approximately 150sqm of Roof Sheeting
Around 150 square metres of existing roof sheeting was replaced as part of the works.
The replacement addressed sections of the roof that had deteriorated to the point where they were no longer providing the required protection from water ingress.
Rather than limiting the work to the roof sheets alone, the project also addressed several connected components responsible for directing water away from the building.
New Box Gutters, Barge Cappings and Downpipes
Approximately 100 metres of box guttering was replaced with new box gutters as part of the project.
CSA also removed the existing roof tile capping and replaced it with new barge cappings, updating another ageing component of the roof system.
New internal and external downpipes were installed as part of the works. Together with the replacement box gutters, these components formed part of the broader rectification of the building’s roof drainage system.
Addressing the roof sheets, gutters, cappings and downpipes within the same project allowed the deteriorated elements contributing to the water ingress problems to be dealt with as a coordinated scope of work.
Rectifying an Ageing Roof System
The Zone Bowling project involved more than replacing an isolated damaged section. Multiple parts of the existing roof and drainage system had reached the end of their useful life and required replacement.
By completing approximately 150 square metres of new roof sheeting, around 100 metres of box gutter replacement, new barge cappings and new internal and external downpipes, CSA Property modernised and rectified the affected roof system.
The project is a practical example of CSA Property undertaking larger building maintenance and project works where ageing building elements require more substantial replacement rather than ongoing minor repairs.
